Yearly Maintenance is Preventative Maintenance

Our goal at Atrium is to provide quick and seamless service to our owners and residents. When preventative maintenance and repairs are skipped and residents are left without a dryer, hot water or working A/C, it becomes a bigger and more expensive problem for everyone involved. We recommend these four major yearly maintenance items at a minimum:

  • Tree Trimming
  • Gutter Cleaning
  • Power Washing
  • Dryer Vent Cleaning

While not all issues are avoidable, many are easily preventable. We aim to tackle these issues regularly to make your life stress-free and keep our residents happy. All it takes is one serious accident or significant amount of downtime to demonstrate how important it is to undertake a program of proactive maintenance strategies. And it’s important to note the difference between being proactive and reactive. 

Reactive maintenance focuses on diagnosing and fixing a problem once something has broken or malfunctioned. When this happens, a maintenance technician identifies the issue that occurred and takes steps to restore the item to operational condition. It might take a few hours, a few days, or a few weeks (or more!) to remedy a problem depending on how complicated the repair/solution might be. A reactive approach to maintenance is much more costly!

Proactive maintenance provides an asset or appliance the care it requires while it’s still running. This approach minimizes the chance of failure, costly repairs, and unscheduled downtime. Regular and proactive maintenance is ultimately less costly, but that’s not the only reason we recommend and provide it. 

Keeping up with maintenance also provides a much safer environment for your residents. Consider this: lint is an extremely flammable substance and the cause of an estimated 15,000 house fires every year. Having dryer vents cleaned is a simple task that significantly reduces the risk of fire and protects both your residents and your property.
